one set of 3-way switches to control fan motor and one set to control lights

I have power coming into sw box 1. I have a light and fan/light between sw box 1 & 2. I have two 3-way switches in each switch box (4 total). I have two 12-3 cables between sw box 1 & 2. I have enough 12-3 cable to reach from either sw box 1 to the light , or from sw box 2 to fan/light. I also have one 12-3 cable without ground that is (grandfathered?) between light and fan/light. I want to operate both lights with one set of 3-way switches, and the fan motor only with the other set of 3-way switches. What are my options? I need diagrams.

I'd run the 12-3 to the fan-light because that is where you have two independent items. Even more so if that fixture is closer to the switches feeding it. Then you only need 12-2 from the light in the fan-light to the stand alone light.
